Families planning to travel to Jamaica always ask, “How much does it cost to rent a villa in Jamaica?”

The truth is: It’s a lot less than you think!

Here are seven (7) reasons that may determine the price you pay when choosing to stay at a villa in Jamaica.

 

1. The Time Of The Year

 

The cost of a private villa follows the simple laws of supply and demand:

“The higher the demand, the higher the price” rule cannot be more accurate.

Private villas in Jamaica are more expensive in peak seasons when there are lots of tourists and are cheaper in the off-peak seasons when there are fewer tourists.

The peak season lasts between December to April when villas (and hotels) are busier and therefore, more expensive.

Many private villas in Jamaica have two rates for this very reason: A summer rate and a winter rate.

While it differs from villa to villa, the Summer rate usually lasts from April 16th to December 14th, and the Winter rate lasts from December 15th to April 15th.

As you may have already guessed, winter is the peak holiday period and is generally more expensive.

2. The length of your stay

Unlike hotels and other accommodations, where you can pay per day of stay, villas expect you to spend a minimum amount of days.

While this differs from villa to villa, the lowest you’d usually find is about 3 nights.

You can then add any additional days that you want to stay on top of that.

3. The location

 

i. North or South coast?

Villa prices in Jamaica differ greatly depending on the location in which you are holidaying.

Jamaica’s North Coast includes towns like Montego Bay and Ocho Rios, which are more developed and, consequently, more expensive than the South Coast, so don’t be surprised to pay a little extra for a villa on the North coast than on the South coast.

ii. Its distance to the beach

Beachfront villas are more expensive because of their unique location.

As a rule, the farther the villa is from the beach, the cheaper it will be, and the nearer it is to the beach, the more expensive it will be.

But not every beachfront villa has its own private beach, but when it does, you should expect it to have a higher demand than one without one.

iii. Nearby attractions

While villas with a beach are generally more expensive, don’t be surprised to find villas that some villas can still be expensive even without one.

This often happens when the villa is close to popular attractions, a high tourist area, or even someplace with a breathtaking landscape view.

4. How luxurious it is

Like hotels, we categorize villas into anything between 1 and 5 stars.

1 star is reserved for the least luxurious villas while 5-stars is reserved for the most luxurious, so you should expect a 5-star villa to be more expensive than a 4 star one, and so on.

But, we must add that the star rating system is not standardized and significantly differs from country to country and even city to city.

Because it is unregulated (there is no central body determining the ratings of Jamaican villas), it’s possible for villa owners to claim star ratings that are not entirely true.

5. The size of the villa

i. The number of bedrooms

This is an easy one. The more bedrooms a villa has, the more expensive it will be.

While villas don’t expect you to book all the rooms at once, most have a minimum amount of rooms you must book.

For instance, an 8-bedroom villa would allow you to book anywhere between 5, 6, or 7 or all 8 bedrooms.

But similar to the length of stay, it usually reduces the cost per person per night when you book more rooms.

ii. The floor area

The fact that a villa has more bedrooms does not mean it is larger or even better. This is where the floor area comes in.

A large floor area means you are being provided with more amenities and space.

But, as you should expect, villas with a larger floor area are likely to be more expensive than those with a smaller floor area.

iii. The maximum amount of occupants

Irrespective of the number of bedrooms and the floor area, villas always have a maximum amount of people they can accommodate.

It may be 1, 2, or even 3 in a room. The more people you can get in a room, the cheaper it is per person.

For example, if you booked Villa Paradiso in the summer season for a maximum of 18 guests and use all of the 8 bedrooms, the cost per night for each person is under $150 USD and this includes the 10% government tax.

Now, that’s very affordable and much cheaper than a 5-star hotel!

 

6. Facilities

i. Available amenities

Like hotels, the worth of a villa is tied to its amenities. The more amenities they have, the more maintenance is needed, which means you pay more.

Private beaches, swimming pools, and gyms are popular amenities, as well as sports equipment, a tennis court, basketball court, among others.

All these amenities need maintenance to make sure everything runs perfectly. In order to obtain that level of luxury and convenience, you would expect to pay a bit more.

ii. Add-on services

Many villas offer add-on services for free (they consider it part of your rental).

Typically, these services would cost you extra if you contacted a third-party service.

For instance, some villas offer airport pickups and may even provide you with a driver and coach to take you around throughout your stay.

You’d only be required to fuel the vehicle.

These services are usually provided by the more upscale villas and in some cases, they are included in your rental, and in other cases, you have to pay for them as an extra cost.

7. The staff

 

Most private villas rentals in Jamaica include in-house staff.

While the list is not exhaustive, many villas come with housekeepers, laundry persons, cooks, groundskeepers, security guards, gardeners, drivers, and so on to ensure that you have a perfect vacation.

Naturally, the more staff they have available, the more expensive it will be.

So how much does a private villa really cost in Jamaica?

After seeing all the economics that goes into the pricing of villas, you would agree that villas charge for value.

The key is to get value for your money.

While hotels may appear cheaper on the surface, they’d charge you for many things villas provide to you for free.

You will also need to pay third-party businesses for many more services villas provide for free, but hotels don’t.

And that is without adding the nuisance value and the time and money you waste while waiting or sourcing for, say, a taxi to take you around.

But to ensure that you’re getting value for your money at a villa, it’s fair that you determine your base price and compare it to what the hotels or other accommodations charge.

Calculating the base price

To calculate the base price of a villa, you need to know the two factors that determine the price:

The number of your fellow guests and the length of your stay.

One or two people rarely rent villas. On most occasions, it’s a group of people traveling together, as a family, for reunions, anniversaries, weddings, and other special occasions.

Let’s use the 8-bedroom Villa Paradiso in Ocho Rios as an example:

Assume a group of 10 friends rent the villa in the summer for, say, 10 nights:

Let’s assume they’re couples, so they’d only need 5 bedrooms – you would use the 5 bedroom rate per night of $1,900 USD times 10 nights to get the cost of the entire stay equal to $19,000 USD.

To get the “cost per person” you divide the $19,000 USD (cost of the entire stay) by the 10 guests which works out to $1,900 USD per person.

To get the cost for each person “per night” you divide the $1,900 USD (cost per person) by the 10 nights which equals to just $190 USD per night!

As you’ll notice, the amount you pay is lower than that of a corresponding quality hotel.

And if you factor in all the amenities and services and support that villas offer, you would discover that they are cheaper than what hotels would charge if they offered you the same services and facilities.

Conclusion

Comparing villas to hotels is an interesting exercise, and it depends on what suits you best.

Villas generally offer more privacy, better service, more freedom to do what you want, and more intimacy with your fellow guests.
